A continuous platform across three eras.

2002

The first iteration — UK commercial property

Established as a UK commercial property fund by four founding partners with Far East origins. The portfolio reached £18.5m by 2006 and was divested at the onset of the recession the following year, returning capital ahead of the cycle.

The decision to divest at the top of the cycle and redeploy into residential land defined the platform's subsequent character — disciplined sector selection, patient capital, and a willingness to step away when risk-reward deteriorates.

2007

The second iteration — residential and mixed-use land

The platform's residential and mixed-use land focus was established the same year as the commercial divestment — acquisition of unconsented and brownfield sites, advanced through planning, and delivered to UK housebuilders. The thesis: planning gain is the most consistent source of UK real estate value creation, and specialist expertise in the local plan-making process is a durable competitive advantage.

The platform has operated continuously in this space since, with activity across England.

2019

A separate commercial property vehicle

A commercial property income vehicle founded in partnership with a chartered accountant. Mandate: prime UK commercial assets at scale, with active management.

The vehicle has assembled a portfolio across Central London and major regional cities since inception.

2026

Square Saam — the third iteration

Square Saam established to bring forward the platform's residential and mixed-use land approach — acquisition of unconsented and brownfield land, advanced through planning, and delivered to housebuilders — with new investor partners, a next-generation operating team, and renewed capital depth from the wider family-office network.

On the name
"Square Bay" was chosen by two of the original 2002 partners — one then resident at Lowndes Square in London, the other at Repulse Bay in Hong Kong. "Saam" is the Thai word for three.

Capital partners with Far East origins.

The platform has been backed by the same network of Asian and European family offices since inception, with continuous activity across two decades.

Capital partners are introduced through long-standing relationships across Hong Kong, Bangkok, and the wider region. Investors operate exclusively as non-UK persons and participate through dedicated project vehicles structured for clarity of ownership, reporting, and exit.

Square Saam works with this network on a deal-by-deal basis. Each project sits in a purpose-built LLP, ring-fenced from other platform activity.

Operating independence.

Each iteration of the platform operates as a separate legal vehicle with its own management team, capital partners, and mandate. The platform is held together by shared origins, a common approach, and a continuous capital network — not by formal corporate structure.

Square Saam operates independently. Inter-entity services are documented under arm's-length written agreements. Investor capital is ring-fenced at the project vehicle level and is not commingled with other platform activity.
